Suisun City and California Forever have completed the first phase of their downtown property transaction, officially transferring ownership of 701 Main Street and two downtown parking lots to California Forever.

The sale follows the initial agreement reached in June and marks a significant step in the City’s efforts to advance the revitalization of downtown Suisun City.

As part of the agreement, the City will lease the two parking lots from California Forever for $1 per year and will continue to maintain and operate them for public use. The arrangement allows the community to retain access to parking while California Forever advances planning and entitlement work for the properties.

Future development of the sites will be guided by the Downtown Specific Plan, which envisions a mix of commercial and residential uses. As planning progresses, California Forever will conduct outreach with local businesses, residents and the broader community.

“This closing is one of the key pieces to revitalizing our downtown,” said Bret Prebula, Suisun City City Manager. “We now have a committed partner who owns these properties and is ready to invest in them, and that is how a specific plan stops being a document and starts becoming buildings.”

The completion of the property sale comes as several other downtown and waterfront projects move forward, signaling continued development activity throughout Suisun City.

  • Theatre and Lawler House: City staff are preparing the sale of the Theatre and Lawler House, with closings anticipated this winter.

  • Awanta Waterfront Project: Construction on the 20-unit waterfront residential development is scheduled to begin this spring.

  • Almond Garden and Lotz Way: Construction is underway on both the Almond Garden project and the Lotz Way development by Camran Nojoomi.

  • Marina Property and Parcel 13: Camran Nojoomi is preparing planning applications for development of his Marina property and Parcel 13, located adjacent to Mike Day Memorial Park.

  • Lionext Inc. Waterfront Properties: City staff are working with the developer of the Lionext Inc. waterfront properties to advance the projects toward formal application and Planning Commission review.

  • 34-Acre Downtown Parcel: The City continues to market its 34-acre parcel located at the top of downtown.

Together, these projects represent a growing pipeline of investment across downtown and Suisun City’s waterfront. The City will continue working with property owners, developers, businesses and the community to move projects through planning and toward construction.
