Yuba Investments Highway 12, LP will be holding a Good Neighbor Meeting for a proposed Tractor Supply Farm and Hardware Retail Store located on vacant property near the Northwest corner of Highway 12 and Snow Drive. The meeting is scheduled for Wednesday August 3, 2022, at 6:30PM in the Crescent Elementary (1001 Anderson Drive, Suisun City, CA 94585) Multi-Purpose Room. Applicant: Yuba Investments Hwy 12, LP (Hilbers Inc. Sutter Development).
Location: Near Northwest Corner of Hwy. 12 and Snow Drive (behind Sunset Center).
Project Description: Tractor Supply Farm and Hardware Retail Store.
Size of Project: 18,800 square feet of farm and home hardware products, plus a 3,224 square foot Feed Storage Building on a 3.19-acre vacant site. (22,024 sq. ft. total building) plus a 1,250 Forage Shed adjacent to Hwy 12.
Zoning: CMU Commercial Mixed Use.
Access: One driveway off Hwy 12, and one driveway extended to Sunset Avenue.
Parking: 94 spaces provided. Includes ADA (4), Clean air/Vanpool (8) and (5) EV charging stalls. Meets City requirement of 94 spaces (4 bike racks included).
Hours of Operation: 8:00 am to 8:00 pm Monday through Saturday
9:00 am to 7:00 pm Sunday
Entitlements Requested: Conditional Use Permit for a retail store, Architectural Review (site plan & design review), Fence height Variance and a Tentative Parcel Map.
Anticipated Opening Date: Summer 2023
