Planning Documents

The City’s policies, rules and regulations related to land use and development are spelled out in a variety of documents. The purpose of this page is to serve as a clearinghouse or library by which anyone can access these documents whether they are in pdf format or hosted on another website.

Any questions regarding the content of any of these technical documents should be directed to the Development Services Department.

PLANNING APPLICATIONS

    Basic application required for Planning Division consideration of all projects.
  • Lot Line Adjustment Application(PDF, 66KB)
    The City requires a Lot Line Adjustment Permit when a landowner wants to change the locations of lot lines on a parcel or parcels. File with Community Development Department.
  • Lot Merge Application(PDF, 66KB)
    The City requires a Lot Merger application when a land owner wants to join two or more parcels. File with Community Development Department.
  • Planned Unit Development (PUD) Application(PDF, 71KB)
    A PUD permit is needed for larger developments that require flexible design requirements. File with Community Development Department.
  • Rezoning Application(PDF, 61KB)
    A rezone application is needed to change the zoning designation for a property. File with Community Development Department.
  • Sign District Application(PDF, 183KB)
    This permit is required to establish an off-premise pylon sign along Highway 12 that advertises multiple businesses.
  • Sign Permit Application(PDF, 59KB)
    This permit is required for signs placed on either a business or a residence. Most signs require a permit except for special promotional signs, political signs and parking signs.See the zoning ordinance for specific sign regulations. File with Community Development Department.
  • Site Plan & Architectural Review Application(PDF, 66KB)
    This permit assures the visual quality and compatibility of new structures. Section 18.68.010 of the Zoning Ordinance states the specific instances when the City of Suisun requires a site plan/architectural review permit. File with Community Development Department.
  • Tentative Subdivision Map Application(PDF, 66KB)
    A subdivision application is needed when an owner wants to subdivide a property into several lots. File with Community Development Department.
  • Temporary Use Permit(PDF, 62KB)
    A Temporary Use Permit is similar to a use permit but for uses that last less than 72 hours. File with Community Development Department.
  • Tentative Parcel Map Application(PDF, 66KB)
    Tentative Parcel Map approval is required so the City can made a preliminary evaluation to the design of a new subdivision. File with Community Development Department.
  • Use Permit Application(PDF, 65KB)
    This permit is used to consider ongoing activities or uses defined in the Zoning Ordinance as "conditionally allowed" within specific zoning areas. Some common zoning designations are Single Family Residential (RS), General Commercial (GS), and Commercial Service (CS). Applications for use permits may be reviewed by staff or the Suisun City Planning Commission. File with Community Development Department.
  • Zoning Variance Application(PDF, 62KB)
    This permit is used to consider ongoing activities or uses defined in the Zoning Ordinance as "conditionally allowed" within specific zoning areas.
